Time to change Realtors?

I have had my property listed with a realtor for almost 6 months and our contract is almost run out. There have not been any offers and we are concerned. At what point should I consider changing realtors? Or is there something I can do to help speed up the process? I am considering your agency and await your reply. Thanks

Be sure to look at this situation from all angles.

First, Is the price in line with the current market? Keep in mind that we are just coming out of winter and that you're Realtor most likely has been trying to sell your home during the worst possible time of year.

Second, Does your Realtor provide the services necessary, in other words, do they offer Multiple Listing Services (MLS)? Do they co-broke with other Realtors? This may sound crazy, but believe it or not, there are some who do not allow other agencies to bring potential customers to their listings. Just make sure to ask your Realtor these questions.

Thirdly, Does the property show well? I know we are in a rural area, but the better the home shows, the better for getting an offer. And the offer will most likely be for more than if the property is not appealing.

Fourth, How long has your Realtor been selling real estate? How long has the agency been in business. Ask friends and family for advice. Don't be fooled by how many listings one agency has over another. Service and value is what counts, not market saturation or inventory.

To answer your question. And you may be suprised. Choosing your Realtor is very important. Contact several Realtors, ask them questions. Remember to compare commission rates and services available. Then choose, and choose wisely. Your Realtor will invest time and money to assist you with finding a buyer. If no offers come in the first contract period, look at price and quality of service. If you are happy with the service and are listening to the advice given to you by your Realtor, stick with them! Although if there is no contact by your Realtor and the property has not been shown, then maybe it is time for a change.
