New Business sign at New Office

Hello All,  I have had many people stop and ask me who I hired to landscape and electrify our new business sign in front of our new office on the corner of Fassett Lane & Valencia Avenue.  Here's the answer, I moved it to the new location with Mr. Jim Peet of Stannards (excellent general contractor, whom braved -0 weather to help me get the initial light to the sign) and I am proud to say that I did the landscaping.  However the Man who made it really Light up!  Is Mr. Doug Wright of Wrights Farm & Home of Mansfield.  It took a little pleading in order to get him to travel to Wellsville, but definitely worth the wait.  Of course I first asked him in the middle of Winter.  And I should ad that he is my favorite unce   There it is.  Hopefully our new sign will bring Buyers and Sellers looking to use our time tested service.

Time to change Realtors?

I have had my property listed with a realtor for almost 6 months and our contract is almost run out. There have not been any offers and we are concerned. At what point should I consider changing realtors? Or is there something I can do to help speed up the process? I am considering your agency and await your reply. Thanks

The Willing Agency (Fran Sawyer Realty)

I have a property that I want to list and have always done business with Sawyer Realty. I am confused as to why I see Fran Sawyer's name with another agency? I don't want to call another Realtor, but do not want to make anyone upset. If you are unable to comment, I will understand. Thank You

 As much as the situation disturbs me, it is the easiest question for me to answer.
 
Back in late 2004 my father and I started planning the succession/ transition of my position as the primary broker for our agency.  Regardless of how successful any business is, it should always be avaluated and improved wherever necessary.  My father and I had together made the decision to join the National Association of Realtors and the Western Steuben-Allegany Multiple Listing Service.  This service gives us nationwide marketing and the network for properly evaluating market values.  Also, by entering the Association, we agree to work together with any other Association member to sell our properties.  This decision was not viewed the same by all members of our family business.  I felt that we owed this service to our trusting clients and I could not stand to turn away another agency who probably had an able buyer for my client.  The changes that are made in any business should not be what is the best for any single individual in the business, but for the business as a whole, in other words...  Our Clients and Customers.  I want to stress!  Our company is operated the same as it has been for over 30 years.  Honesty, Integrity and longevity is our primary focus.  We have just added some great new features.  Any business evolves, and we needed to move forward to compete. 
 
The answer....   Soon after my father lost his battle to cancer, I was notified that Fran would not work with these changes.  I tried everything that I could to change his mind.  Although in disagreement, our family is not in a fued.  I respect the business that he and my father ran together and am saddened at the current situation.  I only wish that culture had not gotten in the way of our advancement. I suppose that I could have simply inherited the business and done nothing, but competition and responsibility drove me to make changes. This change is apparent in all types of business, not just real estate.  Notice the recent updates to many local businesses.  The Giant Food Mart, Beef Haus, Lil' Italia and Texas Hot.  These are all family owned businesses who are making necessary changes to compete and to stay current in their respective businesses.  Sawyer Realty did what was best for our business and is moving forward.  Our business moves cannot be seen, but  rather experienced by our clients.  I wish that Fran could experience our new success.  We would be much stronger as a team! 
 
Leslie, I could have removed this post, but thought it was time for the public to get the explanantion.  You as a home seller or buyer have a choice when choosing a real estate agent or Realtor.  We understand this and want to offer the best possible service.  We are not the only capable and resectable realty business out there!  Fran Sawyer is a very honest and capable real estate broker.  You should not be sorry to choose your agency of choice.  And I thank you for your question.  Unfortunately, both Sawyer Realty and The Willing Agency have been effected by this split.  I am sure this has confused the public and has driven business to our competition.  This split was certaintly not my choice or the outcome I had foreseen for our future.  If you have done business with Sawyer Realty and do not want to look elsewhere, don't.  You will find honest people who care with either agency.  Do not feel guilty about your choice.  Good Luck

Tax Assessment vs. Fair Market Value

The discussion came up today about tax assessment vs. market value of residential property.  I want to choose my words wisely before posting my answer.  A property assessed at 100% value should be very close or equal to the market value of a property.  But this is just not always the case.  An assessment of course is for tax purposes, whereas a fair market value is what a ready, willing, able and informed buyer would pay and a ready willing, able and informed seller would accept, neither being under pressure to act.  The procedure to establish a taxable value is very similar to a comparative market analysis.  There should be at least three closed comparable sales within a short radius of the subject property.  Most of our area assessments are not done by entering the property.  Not to say that the assessor is not doing thier job, but assessing a whole village or town can take a very long time.  It is very possible that the assessed value does not take into consideration damages or improvements.  There also may be a lack of good comparable sales.  Knowing this, you are always given a chance to argue your assessment and go to arbitration if necessary.  An assessment is not a true figure for fair market value!  If you disagree with your Realtor as to the asking/ listing price for your home, ask them to prepare a comparative market analysis to show the basis for this price.  Realtors pay money annualy for access to the  sales data to properly price a property.  In a perfect real estate world, assessment and market value figures would match, but in my experience they rarely do.
